Preparation and maintenance of closing checklists for acquisition and loan transactions.
Follow up on post-closing items, including preparation of closing binders.
Draft escrow instructions and conveyance docs.
Research resale requirements in municipalities for compliance.
Order and review title commitments, arrange for purchase of title insurance including endorsements.
Prepare/file entity formation documents and obtaining EINs.
Prepare operating agreements, resolutions, and incumbency documents.
Apply for Bulk Sales Certificates, Certificates of Occupancy and related documents.
Review contracts for critical dates; calendar and monitor deadlines.
Coordinate execution of signature pages and notarize documents at closing.
Work with acquisition team on due diligence and process Service Company invoices.

Don't Be Fooled

The fraudster will send a check to the victim who has accepted a job. The check can be for multiple reasons such as signing bonus, supplies, etc. The victim will be instructed to deposit the check and use the money for any of these reasons and then instructed to send the remaining funds to the fraudster. The check will bounce and the victim is left responsible.
